Our Management Philosophy and fees:
We believe in doing what’s best for our clients. We work for you! We are a family owned business who have been active in property management since 1986. We believe in treating our clients with the utmost respect and courtesy.
Our fees speak for themselves. We don’t add on unnecessary renewal fees or advertising fees.
Here is an example of our fee structure:
1 to 4 units: Management fee is 10% of collected rents. Collected rents include late fees if any. If no rent is collected, we don’t get paid.
5 to 9 units: Management fee is 8%
10 units or more: Management fee is 7%
We do the advertising, we process the renewals, we find and vet the prospective tenants at no charge to you. There are no hidden fees, period.
We are happy to pay your HOA dues and privilege taxes.
Provided the rent is paid on time you will receive your proceeds by the 10th and a monthly reconciliation by the 15th.
We have access to an extremely deep pool of repairman including electricians, ac repairman, block and stucco repair, handymen, landscapers and others. We are also happy to utilize your chosen repair personnel. You are the customer.
